We focus on verified listings, digital property marketing tools, and escrow-secured transactions that enhance transparency and trust. By using 99 Crib, you (“User”) agree to comply with these Terms and our Privacy Policy.

2. Eligibility

To use 99 Crib, you must:

• Be at least 18 years old and legally capable of entering into a contract.
• Provide accurate and verifiable information when registering.
• Be a registered real estate agency or developer with a valid Corporate Affairs Commission (CAC) certificate and verified business identity.

3. Account Registration

For Real Estate Agencies & Developers

To use 99 Crib for property marketing, your business must complete our Know Your Business (KYB) verification process, which includes:

• CAC business registration verification
• NIN validation for company directors
• Proof of business address and operational office
• Review of previous real estate activity or portfolio (if applicable)

For Homebuyers & Renters

Buyers and renters must register a personal account with accurate details (name, email, and phone number) to explore listings, request property inspections, or make escrow payments.

4. Services Provided by 99 Crib

99 Crib offers a range of technology solutions that make real estate transactions safer and more efficient. Our services include:

• Verified Property Listings from trusted real estate agencies and developers.
• Virtual Tours & Property Reels to explore homes remotely.
• Escrow Payment System to ensure safe transactions between agencies and clients.
• In-App Messaging & Scheduling for inspections and deal coordination.
• Agency Dashboard for property uploads, client management, and analytics.

We reserve the right to improve, modify, or remove features as necessary to enhance user experience.

5. Escrow Payment Terms

To ensure safe property transactions, 99 Crib provides an escrow payment system for buyers and agencies.

How It Works

• The buyer selects a verified property and initiates payment through 99 Crib’s escrow gateway (Rubies Payment).
• The payment (including a 1% service fee) is securely held in escrow for up to 14 days.
• The agency is notified of payment, and both parties proceed with inspection or verification.
• Once the buyer confirms satisfaction, funds are released to the agency.
• If a dispute arises, 99 Crib mediates and refunds the buyer if necessary.

Refund Policy

Refunds are only applicable for verified disputes or failed transactions. Refunds are processed within 5–10 working days and returned to the original payment source.

6. Agency Responsibilities

All real estate agencies on 99 Crib must:

• Complete KYB verification before listing any property.
• Upload accurate and legally verifiable property information.
• Maintain professionalism, transparency, and prompt communication.
• Ensure uploaded properties are available, genuine, and owned or represented under a valid mandate.
• Use the escrow system for all platform-related transactions.

7. Homebuyer & Renter Responsibilities

Homebuyers and renters using 99 Crib must:

• Provide accurate personal and contact details.
• Conduct due diligence before completing payments.
• Make all payments through the 99 Crib escrow system for security.
• Treat verified agencies and developers with respect and professionalism.

8. Verification and Compliance

99 Crib is committed to building a trusted real estate ecosystem. We:

• Verify all agencies and developers via KYB before approval.
• Review ownership documents for each property listed.
• Regularly monitor listings for accuracy and authenticity.

Users can report fraudulent listings or misconduct through the “Report” option on the app or via support@99crib.com.

9. Fees and Membership Plans

99 Crib offers free and premium membership plans for agencies.

Free Plan

• Upload up to 5 properties
• Basic chat and inspection management tools
• Standard visibility

Pro Plan (₦19,000/month or ₦190,000/year)

• Unlimited listings
• Featured placements
• Verified agency badge
• Access to insights and performance analytics

All fees are non-refundable once activated.

10. Intellectual Property

All designs, software, content, logos, and data on 99 Crib are owned by 99 Crib Technologies Ltd. Agencies and users may not copy, reproduce, or modify any part of the platform without written authorization.

11. Limitation of Liability

99 Crib serves as a digital intermediary and does not own, or manage all property listed on the platform. We are not liable for:

• Misrepresentation or inaccuracies in property listings.
• Losses resulting from off-platform transactions.
• Any disputes between buyers and agencies unrelated to the escrow process.

Our liability is limited to the maximum value of fees collected per transaction.

12. Reporting, Review & Dispute Resolution

Users can report:

• Fraudulent listings
• Unethical practices
• Incomplete or misrepresented properties

All reports will be reviewed within 72 hours, and appropriate action will be taken — including mediation, refund, or account suspension.

13. Termination of Account

99 Crib reserves the right to suspend or terminate accounts that:

• Upload false listings
• Engage in fraudulent transactions
• Violate KYB or escrow requirements
• Breach these Terms of Use

14. Indemnification

By using 99 Crib, you agree to indemnify and hold harmless 99 Crib Technologies Ltd., its employees, and partners from any claims, damages, or legal liabilities arising from your use of the platform.

15. Changes to Terms

We may update these Terms from time to time. Changes will be posted on our website and app, and continued use of 99 Crib after changes indicates acceptance of the revised Terms.

16. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria.

All disputes will be resolved under the jurisdiction of the Lagos State High Court.
